Selling an industrial hall or warehouse
You sell a business hall or warehouse via a commercial estate agent, privately to the user, or directly to a regular buyer. The value is determined by the rental or market rental value per square metre, the clear height, the plot area and the condition of the roof, floor and installations. With industrial real estate, soil conditions and any asbestos carry more weight than with other commercial real estate.
What determines the value of an industrial hall?
For industrial halls, buyers calculate with a rental value per square metre and adjust this for height, layout and condition. A hall of 800 m² with a market rent of €60 per m² per year yields €48,000 in rent; at a required yield of 8%, that is approximately €600,000.
- Floor area, clear height, and span (column-free leases better)
- Number and type of overhead doors, loading and unloading options
- Floor load, crane runway, and existing installations
- Ratio of hall, office and outdoor area
- Plot size, manoeuvring space and parking
- Zoning, environmental category and permitted business activities
Asbestos, soil and roof: how do buyers deal with them?
Asbestos-suspect roofs, contaminated soil or an underground tank do not make a property unsellable, but they do make it more keenly priced. A fixed buyer offsets the remediation costs in the offer; on the open market, private buyers and financiers often pull out because of this.
Do you have an asbestos inventory or a soil report? Add it during registration – then we can price in the risks concretely instead of keeping a margin for the unknown. If the reports are missing, we can have them carried out ourselves if desired.
| Point of attention | Effect on the sale |
|---|---|
| Asbestos-containing roof or cladding | Remediation costs are offset; a sale remains possible. |
| Soil contamination or old tank | Investigation required; the buyer often assumes the risk in exchange for a price discount. |
| Overdue roof maintenance | Direct cost item, processed one-to-one in the offer. |
| Outdated electrics or fire safety | Limits the user group and therefore the rental value. |
Selling an industrial hall with or without a tenant?
Selling while let yields a direct return for the buyer and therefore a smooth transaction. Vacant delivery gives a buyer freedom, but you then bear the vacancy risk yourself until the transfer.
For business space within the meaning of Article 7:230a BW (storage, production, office), the tenant has eviction protection but no rent protection as with retail space. This usually makes the contractual position for an industrial hall more straightforward than for retail.
- Let: lease agreement, indexation, security deposit and maintenance distribution are decisive
- Vacant: market rent, lettability and initial vacancy determine the price
- Own use: sale-and-leaseback releases capital while you remain in place
Frequently asked questions
Do you also buy a warehouse with an asbestos roof?
Yes. We purchase industrial halls and warehouses with roofs suspected of containing asbestos and factor the remediation costs into the offer. You do not need to remediate first yourself.
What if the soil is potentially contaminated?
We then map that out with an exploratory soil survey. In many cases, we take over the risk in exchange for a pre-discussed price reduction, so you are not left with a long-term remediation process.
Do you also sell small storage spaces or units?
We also purchase small-scale business units, storage spaces, and garage boxes, both individually and in clusters of multiple units.
How quickly can an industrial hall be transferred?
Usually within two to six weeks after agreement on the bid. If investigation into soil or asbestos is required, a few weeks are usually added to that.
