Buyer of commercial real estate: we buy properties directly
A commercial real estate buyer is a party that purchases properties for their own portfolio instead of mediating. This means: one point of contact, an offer from own funds, no commission, and no financing reservation. Pandverkoop.nl purchases commercial buildings, retail units, offices, industrial halls, garages, warehouses, and student housing – tenanted or vacant, in and around Eindhoven, Helmond, Tilburg, Den Bosch, and Breda.
What is a commercial real estate buyer?
A direct buyer purchases real estate for their own account and risk. Unlike an estate agent, a buyer does not earn from commission, but from the operation or redevelopment of the property. For the seller, this means a direct transaction without an intermediary.
| Buyer / fixed buyer | Commercial estate agent | |
|---|---|---|
| Role | Purchases directly | Mediates between parties |
| Revenue model | Operation and redevelopment | Commission (1 – 2%) |
| Seller's costs | None | Commission plus start-up costs |
| Financing | Own funds, no reservations | Depending on buyer |
| Lead time | Weeks | Months |
| Price | Market-conforming, with risk surcharge | Potential higher with high demand |
Which properties do we purchase? (investment properties wanted)
We are continuously looking for commercial real estate in the South Netherlands from approximately €150,000. Leased, vacant, outdated, or with a sustainability challenge – including properties where a regular buyer would drop out.
- Industrial buildings, industrial halls and warehouses with or without outdoor space.
- Office buildings, also with energy label D or lower.
- Retail properties and mixed-use retail/residential properties, including feeder streets.
- Investment properties and small portfolios with sitting tenants.
- Student properties and room rental properties.
- Garages, storage space and detached commercial premises.
What we deliberately do NOT do: purchase properties to resell them within a few weeks at an inflated price. Our properties are put into our own exploitation or are made sustainable and refurbished. That is also why we can be transparent about our calculation method.
How is our offer determined?
We calculate using four building blocks: the rental value or use value, the yield associated with the risk profile, the required investment in maintenance and sustainability, and the transfer costs.
- Property check: address, m², year of construction, zoning, energy label and condition.
- Income check: current rent, market rent, duration, and payment behaviour of tenants.
- Risk assessment: vacancy risk, marketability, soil, asbestos, foundations.
- Investment estimate: overdue maintenance, installations, sustainability to at least label C.
- Offer: substantiated, in writing, with a validity period and a concrete transfer date.
Where do we purchase?
Our focus lies on North Brabant and adjacent regions: Eindhoven, Helmond, Veldhoven, Best, Geldrop, Nuenen, Waalre, Tilburg, 's-Hertogenbosch, Breda, and surrounding municipalities. Beyond these, we purchase selectively depending on the object and scale.
That regional focus is deliberate: we know the business parks, the shopping areas and the municipal policy. This allows us to make a realistic offer within 24 hours instead of a non-binding range.
Frequently asked questions
What is the difference between a professional buyer and an agent?
A direct buyer purchases the property themselves and pays you the purchase price. An estate agent mediates and charges a commission, usually 1 to 2% of the purchase price. With a direct buyer, you pay no commission and there is no financing reservation from a third party.
Does a professional buyer pay less than market value?
A direct offer takes risk, maintenance, and speed into account, so it is rarely the absolute highest bid in an overheated market. However, calculate the net: no commission, no ongoing costs during a months-long process, and no financing falling through. In many cases, the net result is very close.
Do you also buy properties with overdue maintenance?
Yes. Outdated properties, poor energy labels, suspected asbestos, or overdue maintenance are no reason for us to back out. However, we do include the repair costs in the offer.
How quickly can completion take place?
After agreement, the deed can usually pass at the notary within a few weeks. If you want a later date, for example in connection with a relocation, we will schedule it.
From what value do you purchase properties?
As a rule, from approximately €150,000. For smaller objects such as garages and storage units, we review on a case-by-case basis.
