What is my commercial property worth? Valuation and value calculation
You calculate the value of a commercial property by dividing the annual rent by the gross initial yield (BAR) that buyers in that segment demand. With €60,000 annual rent and a BAR of 8%, the value is approximately €750,000. If you first subtract the owner's costs from the rent, you calculate with the net initial yield (NAR). The WOZ value is a fiscal value and says little about the selling price.
How you calculate the value: GIY and NIY
Value = annual rent ÷ GIY. The GIY is the gross initial yield that a buyer demands: the riskier the property, the higher the required yield and the lower the value. The NIY works the same way, but with the rent after deduction of owner's costs such as maintenance, insurance, OZB and management.
| Annual rent | NIY 7% | NIY 8% | NIY 9.5% | NIY 11% |
|---|---|---|---|---|
| € 30.000 | € 429.000 | € 375.000 | € 316.000 | € 273.000 |
| € 60.000 | € 857.000 | € 750.000 | € 632.000 | € 545.000 |
| € 120.000 | € 1.714.000 | € 1.500.000 | € 1.263.000 | € 1.091.000 |
Calculation example NAR: with €60,000 annual rent and €9,000 owner expenses, €51,000 net rent remains. At a required NAR of 7%, you arrive at approximately €729,000. Anyone who calculates without deducting expenses structurally overestimates the value.
Which factors increase or decrease the value?
Location, lease agreement, state of maintenance, energy label and zoning together determine what yield a buyer demands. Every extra percent of demanded yield quickly costs tens of thousands of euros for a million-euro property.
| Value-increasing | Value-decreasing |
|---|---|
| Long lease with solid tenant | Contract expires within a year |
| Multiple tenants (risk diversification) | Single tenant, mono-functional building |
| Good accessibility and parking | Poor access, no loading and unloading space |
| Energy label A or B | Label E, F or G with sustainability challenge |
| Broad zoning in the environmental plan | Limited zoning or environmental restrictions |
| Recent maintenance to roof and installations | Overdue maintenance, asbestos, soil issues |
WOZ value, valuation report or offer: what do you need?
The WOZ value is a fiscal valuation for municipal taxes and follows the market with a delay. For financing, you need a validated valuation report; if you want to know what a buyer will pay, a concrete offer is more accurate than both.
| Instrument | What for | Costs | Lead time |
|---|---|---|---|
| WOZ assessment | Taxes, indication | Free | Immediately available |
| Valuation report (RICS/NRVT) | Financing, annual accounts, dispute | Typically several hundred to thousands of euros | 1 – 3 weeks |
| Non-binding offer | Find out what you can receive now | Free | Within 24 hours |
For annual accounts, a divorce, a business takeover, or a financing application, you almost always need an official valuation report from a registered valuer. If you simply want to know what the property is worth today, request a no-obligation offer – it costs nothing and commits you to nothing.
Frequently asked questions
Is the WOZ value equal to the sale value?
No. The WOZ value is a fiscal value at a fixed reference date and lags behind the market. For commercial property, the difference with the market value can increase significantly, in both directions.
What does a valuation of a commercial property cost?
A validated valuation report from a registered valuer usually costs several hundred to several thousand euros, depending on size and complexity. Our valuation and our offer are free, but do not replace an official report for financing.
What initial yield is normal?
That varies greatly by segment, location and lease agreement. Marketable, long-term let property in a good location has a lower required yield than an outdated or vacant property in a less liquid location. We substantiate in our offer which yield we apply and why.
Can I calculate the value myself?
Yes, using the formula annual rent divided by the required yield, you arrive at a useful indication. Do not forget to adjust for owner costs, overdue maintenance, and the remaining term of the lease agreement.
