Commercial property valuation: what does it cost and how do you choose a valuer?

A valuation of a commercial building typically costs several thousand euros excluding VAT; the price depends on floor area, complexity and the purpose of the valuation. For financing or tax purposes, a report from an NRVT-registered valuer is required. If you only want to know what your property will fetch in a sale, a free offer or indication is often sufficient.

When do you need a valuation?

A formal valuation report is required for financing, refinancing, tax valuation, division of assets and some legal proceedings. It is not mandatory for a decision to sell.

  • Financing or refinancing with a bank
  • Contribution to or sale from a private limited company (tax value in economic transactions)
  • Divorce, inheritance or buying out a co-owner
  • Annual accounts and valuation of a real estate portfolio
  • Objection against the WOZ value

What does a valuation of a commercial property cost?

Indicatively, a simple report starts around € 1,500 and a complex object can run up to over € 5,000 excluding VAT. Always request multiple quotes.

How does a valuer value commercial real estate?

For commercial real estate, the valuer primarily calculates with the rental stream (BAR/NAR and DCF) and benchmarks this against comparable transactions.

  1. Order confirmation with purpose and value definition (e.g. market value)
  2. Requesting documents: title deed, lease agreements, energy label, drawings
  3. On-site inspection and measurement
  4. Analysis of market rent, yields and reference transactions
  5. Reporting according to current valuation standards

Choosing a valuer in Eindhoven

Choose an NRVT-registered valuer with demonstrable experience in your type of building and knowledge of the local market, such as De Hurk, Flight Forum or Brainport Industries Campus.

In the Eindhoven region, differences between industrial estates are large: a modern hall on the A2 is valued differently than an older building on an inner-city site. Ask the valuer for recent valuations in the same area and check the registration at nrvt.nl.

Selling? Then a valuation is often not necessary

A buyer carries out their own valuation. We provide a free, substantiated offer within 24 hours, without you having to pay for a valuation first.

A valuation report is a snapshot for a specific purpose. When selling, what counts is what a buyer actually wants to pay. If you want your own indication first, use the free value calculator for commercial buildings.
