Commercial property valuation: what do you pay and when is it necessary?
Why the price differs so much
With a residential home, a valuation is fairly standardised. With commercial real estate, the valuer also assesses lease agreements, market rent, yields, and sometimes the operation. A small, vacant unit is therefore valued much faster than a leased office with five tenants.
Indication of costs
Indicatively, a simple report starts around €1,500 excluding VAT; for complex or large objects, this can rise to over €5,000. Rates are free, so always request a few quotes and state the purpose of the valuation.
What determines the price?
- Surface area and number of lettable units
- Number and complexity of the lease agreements
- Purpose: financing and fiscal valuation set stricter requirements
- Special object, such as a sports hall, catering property, or building with a residence
- Desired delivery time
When can you do without?
Do you only want to know what your property will fetch upon sale? Then a valuation is not mandatory. A buyer performs their own valuation. With the free value calculator, you get an initial indication, and we will make a no-obligation offer within 24 hours. You can read more about costs, working methods, and choosing a valuer at commercial property valuation.
