Compare and choose a commercial estate agent

Compare commercial estate agents on four points: demonstrable experience with your type of building, knowledge of your region, the total costs including additional items, and the terms of the instruction (duration, exclusivity, withdrawal fees). Always request three quotes and let each agent name recent, comparable transactions with lead time and realised price.

Look first at specialisation, not brand recognition

Commercial real estate is a different profession than residential mediation. An office that mainly sells single-family homes does not know the buyers for your industrial hall or investment property.

Furthermore, there are specialisms within the commercial segment: business space and logistics, offices, retail, hospitality, healthcare real estate and investment real estate. Each segment has its own buyer group and its own valuation customs. Therefore, do not ask if an estate agent 'also does business properties', but how many properties of your type they sold in the past year.

  • How many comparable properties did this office sell in the last twelve months?
  • Who are the buyers in this segment: end users, investors or developers?
  • Does the office have its own investor database or does it only rely on Funda in Business?
  • Is the agent affiliated with a trade organisation and register (for example NVM Business, VBO, or VastgoedCert)?

Regional knowledge weighs more heavily than you think

The price of commercial real estate depends heavily on the business park, the shopping street, or the neighbourhood. An agent who sees the local market daily prices more sharply and finds the right buyer faster.

An estate agent with regional knowledge knows which companies in your street want to expand, which investors are actively searching in your segment, and what plans the municipality has for your area. This translates directly into lead time. If you are looking in Southeast Brabant, read more on the page about the commercial estate agent in Eindhoven.

The assignment conditions: where the money really is

Two quotes with the same percentage can differ by thousands of euros due to the term, exclusivity and withdrawal costs of the instruction.

ConditionWhat you look forWhat is favourable
DurationHow long are you tied to this office?3 months, tacitly renewable
ExclusivityAre you allowed to introduce a buyer yourself?Self-sale clause with no or low fee
Withdrawal costsWhat are the costs of stopping?Scrapped or capped
Marketing budgetWho pays for photos and advertisements?Included in the commission
Asking price strategyWho determines the price?Substantiated advice, you decide
ReportingHow often will you hear something?Fixed contact moment, at least monthly

Pay particular attention to the self-sale clause. If you end up selling to the sitting tenant or to a party you already knew, you do not want to still pay the full commission.

Ten questions for the introductory meeting

Invite two to three firms and ask everyone the same questions. Differences in answers say more than the rate.

  1. Which comparable properties did you sell in the past year and at what price?
  2. What is your value estimate and how do you substantiate it (rental stream, GIY, references)?
  3. Who will be my point of contact and who does the viewings?
  4. What does your marketing plan look like in practice?
  5. Which buyers do you actively approach from your own network?
  6. What is the total cost including VAT at a realistic selling price?
  7. What lead time do you expect and what do you base that on?
  8. What happens if the property is not sold after six months?
  9. What conditions are in the instruction regarding duration and withdrawal?
  10. Am I allowed to introduce a buyer myself and what does that cost?

Compare without having to conduct ten interviews first

Use the same property file for every estate agent and compare the total costs and conditions. Via Pandverkoop.nl you can indicate your sales preference or discuss a direct offer. We do not promise affiliated offices or automatically received agent quotes.

Pandverkoop.nl may be the buyer itself and is not an independent comparison tool. For a potential introduction to a specific agent, we ask for separate permission; your sales preference is not sufficient for this.

  • Compare on your exact address and property type
  • No costs, no obligation to hire anyone
  • Also suitable if you only want to know the value

Frequently asked questions

How many commercial estate agents should I compare?

In practice, two to three is sufficient. More meetings rarely provide new insights, while costing you a lot of time. Do ensure that all offices are demonstrably active in your segment and region.

What is the difference between a commercial estate agent and a residential estate agent?

A commercial estate agent mediates in commercial real estate: business space, offices, shops, catering and investment properties. The valuation is based on rental flow and yield, the buyers are entrepreneurs and investors, and the contracts (lease agreements, VAT, zoning) are more complex than with residential properties.

Must a commercial real estate agent be affiliated with the NVM?

That is not mandatory. Affiliation with a trade organisation or register says something about education, disciplinary law and access to market data, but non-affiliated firms can also deliver excellent work. Look primarily at demonstrable transactions in your segment.

Can I switch commercial estate agents in the interim?

That depends on the terms of the instruction. Often a notice period applies and sometimes withdrawal fees. Have this adjusted before signing; it is a common point of negotiation.
