Selling a student home: value, tenants and permit

A student house or room-rental property is valued on the rental flow per room, not on the residential value. Selling is possible with residents: due to ‘koop breekt geen huur’ (sale does not terminate lease), the lease agreements transfer to the buyer by operation of law. Decisive for the price are the number of rented rooms, the net rent per room, the presence of a conversion or room-rental permit, and the distance to TU/e, Fontys, and Summa.

Calculation example: six rooms with an average basic rent of € 480 per month yield € 34,560 gross rent per year. With a required gross initial yield of 7.5%, this amounts to an indicative value of approximately € 460,000. If the permit is missing or the municipality is restrictive in its room rental policy, a buyer will calculate with a higher yield and the price will be lower.
