What does a commercial estate agent cost? Commission and additional costs explained
Fees are unregulated, so comparing pays off
Since the abolition of fixed commission rules, each estate agency determines its own rate. The Netherlands Authority for Consumers and Markets (ACM) ensures that agencies do not make price agreements; that is exactly the reason why two quotes for the same property can differ significantly. Therefore, always request two or three proposals before you sign.
The items you will encounter
Pay particular attention to two things. Firstly, whether the rate is "no cure no pay": do you only pay upon sale, or also upon withdrawal? Secondly, the minimum fee. For a property of 250,000 euros, a minimum of 7,500 euros can effectively amount to a 3% commission.
What you can negotiate
- The sliding scale. Agree on a lower base percentage with a bonus above an agreed purchase price. Then you pay more if the agent also delivers more.
- The term. A shorter assignment with an extension option gives you room to switch.
- The marketing costs. Ask if these are absorbed into the commission upon sale.
- The withdrawal arrangement. Have it recorded that you can stop without costs if the property has not been sold after an agreed period.
What you get in return
A good commercial estate agent earns back their commission through market knowledge, a buyer database and negotiating power. For a let investment property, a half percentage point lower initial yield can save tens of thousands of euros – commission does not outweigh that. For a marketable property with a buyer who has already come forward, it is a different story.
