Sustainability for commercial real estate: subsidies and schemes in 2026
Why this year is more important than ever
With the tightening of energy label requirements, the introduction of mandatory CO2 reporting for medium-sized companies, and rising energy prices, sustainability is no longer a luxury but a necessity. The positive development: subsidies and tax schemes are more generous in 2026 than in previous years.
The three most important schemes
Energy Investment Allowance (EIA)
The EIA is the key scheme for companies investing in energy-saving technologies. In 2026, you may deduct an additional 40% of the investment costs from your fiscal profit. With a tax rate of 25.8%, that yields a net benefit of about 10.3% of the investment.
Example: if you install solar panels and LED lighting for €80,000 (both on the RVO Energy List), you will receive approximately €8,250 back via the tax return through the EIA. Important: submit the application within three months of the order.
ISDE (Investment subsidy for sustainable energy)
For heat pumps, solar boilers, and connection to a heat network. For companies, the amounts in 2026 range between €2,000 and €15,000 per installation. ISDE and EIA cannot be stacked for the same investment — calculate in advance which scheme is more advantageous.
SDE++ for productive installations
Do you have sufficient roof area for a large solar installation (>15 kWp), or do you want to invest in green gas or CO2 capture? Then SDE++ is the designated route. It is an operating subsidy: you receive an annual payment per generated kWh for 12 to 15 years.
Local and regional funds
Don't forget the region. The provinces of Noord-Brabant and Limburg have specific schemes for SME sustainability. Many municipalities offer co-financing for solar panel or insulation projects. In Eindhoven, the "Brainport Verduurzaamt" scheme is active, which subsidises feasibility studies by 75%.
Practical calculation: sustainability upgrade for 500 m² office from label E to C
Annual energy savings: approximately €11,000. Payback period including subsidies: about 7 years. Additionally: the increase in property value (from label E to C yields an average 8-12% higher market value) and the fact that you comply with the legal obligation.
Combining with sales plans
Are you torn between making sustainable improvements and selling? Calculate both scenarios. In some cases — especially with older properties with a large sustainability challenge — selling directly to a specialised buyer is more attractive. They have their own mandate and subsidy routes that are not available to you as an individual owner.
