Selling a garage or warehouse: an undervalued niche market
An invisible market
Garage boxes, small warehouses, and hobby workshops together form one of the least transparent segments of the Dutch property market. They are rarely on Funda, estate agents are reluctant to take them into their portfolio (too little commission), and most transactions occur between acquaintances or through local networks.
For the owner who wants to sell, this means two things: you have to actively look for buyers yourself, and prices vary enormously. In the same city, a comparable box might fetch €18,000 or €38,000, depending on who the buyer is and how you set up the sale.
Who are the buyers?
Broadly four groups: hobbyists (classic car owners, motorcyclists, artists), storage seekers (people with a house that is too small), small entrepreneurs (sole traders who need a workshop), and investors who buy boxes to rent out. Each group is reachable via a different channel.
- Hobbyists can be found on Marktplaats and in club forums.
- Storage seekers via local Facebook groups and neighbourhood apps.
- Small entrepreneurs via LinkedIn and business networks.
- Investors via specialised platforms such as Pandverkoop.nl.

Tip: a garage with three-phase power (400V), water supply, and a fixed workbench easily fetches 15% extra. The investment in these pays for itself upon sale.
The sale in five steps
- Take good photos. Emptied, clean, with daylight. A bright front space looks twice as large.
- Collect the documents. Proof of ownership, possibly a deed of division if the box is part of a complex, and municipal taxes.
- Determine your price. Check Marktplaats and specialist platforms for comparable boxes in your city.
- Advertise broadly. Marktplaats, Facebook groups, and if possible a mention on a specialist platform.
- Notarial transfer. Even for a box of €20,000, the transfer takes place via the notary. Expect €800 - €1,400 in costs.
When is selling directly wise?
If you have no time or inclination for four months of advertising, viewings, and negotiating, then selling directly to a buyer or investor is a good route. You get slightly less than the absolute top price, but you have certainty within a few weeks. Request a no-obligation offer and you will know where you stand within two days.
