De Hurk or Ekkersrijt: why sales references are not interchangeable

Area is not a uniform market

Eindhoven municipality describes De Hurk as a mixed-use business park with production and services. Son en Breugel distinguishes various sub-areas at Ekkersrijt, including logistics, a science park, a furniture boulevard, and mixed business activities. Consequently, two buildings with the same surface area are not automatically comparable.

A showroom derives utility from its public function and parking rights, among other things. For a production hall, clear height, floor loading, loading space, and usage conditions can be decisive. Research space may have different installation requirements. Ensure these differences are identified in the valuation.

Asking price, transaction price and rental price

An online asking price is not a realised transaction price. Furthermore, a rental price may include different service charges, incentive schemes, or maintenance agreements. Ask what information a commercial property agent actually possesses and how differences between references have been adjusted.

Preparing your building

Compile a file of current permits, the zoning plan (omgevingsplan), maintenance, and installations. If leased, include the contract, indexation, deposit, and service charge agreements. Also record which parts of the plot and parking spaces you own or are permitted to use.

For older properties, soil and asbestos information may be relevant. Share existing studies and state what has not yet been investigated. A buyer must know the information upon which an offer is based.

Plans are not yet a right of use

The future perspective for De Hurk is not an automatic permit for a different use of your building. Have your advisor assess the current zoning plan and the necessary permissions per plot. Speculative redevelopment must remain recognisable as an uncertainty.

Estate agent or direct offer
