Commercial estate agent Eindhoven: how to compare quotes based on net proceeds

First, a consistent property dossier

Giving three agencies three different starting points will not result in a useful comparison. Put ownership, usage rights, area measurements, maintenance, lease agreements, and the desired completion date in one place. An address search does not prove which business activity is permitted or how much commercial floor space there is.

The regional comparison guide helps you structure the questions. Make different choices for a warehouse at De Hurk than for an office or showroom: the user group, installations, and usage rules differ.

Ask for proof, not the highest expectation

A high asking price may sound pleasant but says little about the substantiation. For every reference, ask if it is a realised transaction, when it took place, and how the building differs from your property. Rent, condition, location, and contingencies must be reflected in the comparison.

Also ask who conducts the viewings, how interest is reported back, and what happens if the initial price strategy does not work. A plan is no guarantee that your building will be sold within a fixed term.

Calculate including all costs

Record commission, minimum fees, VAT, photography, measurement reports, and marketing in writing. Also check withdrawal terms and the fee if you introduce a buyer yourself. Use the estate agent fee calculator with the rates from your own quote, not with an unproven regional average.

A fictitious example: with a € 500,000 purchase price, 1.5% commission, and € 1,000 additional costs, both excluding 21% VAT, these costs amount to € 10,285. The proceeds after only these items is € 489,715. This is not a realised sale or a fixed estate agent rate. Have your advisor assess whether VAT is deductible in your situation and what other costs apply.

Compare with a direct offer

Compare a direct offer based on net proceeds and conditions, not exclusively against an expected asking price. Investigation, contingencies, vacant or tenanted delivery, and the completion date influence the assessment.

Pandverkoop.nl may be the buyer itself and has a commercial interest. Our offer is not an independent valuation. You can always engage your own estate agent or registered valuer. A preference for estate agent guidance does not constitute permission to share data with estate agents.
