Selling an industrial hall: checklist and realistic pricing

What makes a commercial unit different?

When selling an office, it is all about appearance, location and sustainability. With a commercial unit, very different things count: clear height, floor loading, accessibility for lorries, and the presence of an overhead door or loading dock. An experienced buyer first looks at those technical specifications, and only then at the facade.

The six factors that determine the price

  • Clear height. Below 6 metres, it becomes difficult for modern logistics. 8 metres or more is sought after.
  • Floor loading. Standard is 1,000 - 2,000 kg/m². For heavier industry, 3,000+ is needed and that increases the value significantly.
  • Accessibility. Location near motorways, width of the access road, turning circle for trailers.
  • Unit/office ratio. A unit with too little office space (less than 10%) is less marketable.
  • Energy and sustainability. Solar panels on the roof, energy label, and the possibility to reinforce the facade for PV installation.
  • Zoning plan. Category 3.2, 4.1 or higher? That opens doors to specific industries and increases the value.

Checklist before the sale

Ensure you have the following ready before the first viewing: technical drawings, exact specifications of floor and height, data on electricity connection (three-phase power, kVA), water pipes and compressed air, asbestos report, and a current measurement report with actual usable floor area. Many sellers rely on old land registry documents, but the difference between registered and actual m² can mean hundreds of thousands of euros.

Smart negotiating

Buyers of commercial units are almost always pragmatically minded entrepreneurs or investors. Small talk is not necessary, figures are. A good tactic: determine a minimum price, a target price and a desirable price in advance. Only communicate the target price. Do not deviate more than 5% without the buyer offering something in return (earlier delivery, cash payment, no resolutive conditions).

Time is money with this type of real estate. The longer a unit is for sale, the more buyers will think there is "something wrong with it". Two months active in the market is good, longer than four months is a signal that you need to adjust your strategy.
